Development Projects
Construction and the subsequent lease of administrative premises are key activities which demonstrate that ECM actively responds to the favourable situation in the market.
ECM’s current developer activities draw on their long-time experience in the market. Our professional focus ranges from administrative premises through multifunctional buildings, and hotel projects as well as residential construction.
Most of our past and present projects are of a multifunctional nature. This is because ECM emphasises the logical inclusion of new projects in the context of their surroundings.
Shopping Centres, Office and Multifunctional Projects
The LONGIN BUSINESS CENTRE in Prague 2 which ECM put into operation in 2000 is an example of a successful multifunctional project. This complex of buildings includes the Centre with retail shops in its parterre, high-quality offices at the higher storeys as well as the hotel project MARRIOTT EXECUTIVE APARTMENTS. In implementing this project, ECM confirmed the need of being able to manage a hotel project starting from the project design plan up to technological installations and furnishing in the interior. Since it’s opening, the hotel’s operation has met the requirements of the Marriott Hotel international chain at the highest quality and its average occupancy rate is high above what was planned.
This experience was also applied during the construction of other multifunctional projects. In April of 2007 the multifunctional EUROPORT project (hotel, conference centre, shopping centre and parking at the Prague Airport) in the Prague-Ruzyne locality, in the middle of the most dynamically growing airport in Central and Eastern Europe celebrated its grand opening. If offers the advantageous combination of a hotel, retail space and parking which supports and supplements the functions of an international airport. The basis of the project is the three star hotel which is operated by the well known international chain Courtyard by Marriot. The hotel offers 235 rooms and a 600 sq m conference centre. The conference centre has a capacity of 300 people and is flexible enough to accommodate smaller groups as well.
An important part of EUROPORT is also the 4,125 sq m of retail space located on the ground and first floors of the building and offer a wide array of stores and services not only for travellers but also for hotel guests, conference attendees and employees from the surrounding airport area.
ECM has also worked on multifunctional projects in the Czech regions and in September 2007 another completed project has joined the portfolio, the multifunctional Diplomat Center in Plzen .
This project is made up of two parts, the first is 4,300 sq m and contains office and retails spaces. The second part is the three star Courtyard by Marriott Pilsen hotel with 195 rooms, meeting rooms a conference room and a fitness centre. The Diplomat Center also offers parking spaces in the underground garage as well as outside.
